Does the latest 8.8.12 download include the most recent patch?
I'm migrating from a old version of zimbra that is vulnerable to the latest exploit and am wondering if the latest download includes the needed patches. If not how do I apply them? I'm running centos 7 so would it be just a "yum upgrade" ?

Not exactly.
If you don't use the zimbra repository (installing with the local files from the TGZ) you won't get the patch.
You have to enable the repo during setup, then setup will downloaded updated files with patches included.
